Renters Right Act 2025

On 1st May 2026 the Renters Right Act 2025 will come into force, now what does this mean for landlords? First of all your tenancy agreement will automatically change from an Assured Shorthold Tenancy to an Assured Periodic Tenancy agreement. What does that mean for you as a landlord? The government have published a document called Tenant Information Sheet this has to be given to each of your named tenants on the tenancy agreement by the 31st May 2026 or you risk a fine of £7000.

Landlords who are self managing their property have three options to provide this document to their tenant:

  1. By Post
  2. By Email
  3. By Text message

What happens if you haven’t asked for proof that they have received it?

The answer is we do not know because this hasn’t been challenged at court, however if you do send it by post ask Royal Mail for proof of postage. Sending this by email as the tenant(s) to confirm they have received it and put on read receipts for extra measure. Sending it by text message? You must add the actual PDF document and not a link to the website.
